It’s no secret that the coronavirus pandemic has taken a financial toll on many of us, with people losing their jobs or taking pay cuts. Naturally, this means you’ll have to find new ways of saving money, one of which could be moving homes.

Whether you’re looking to downsize or simply want to ensure you’re getting the best deal when renting in Abu Dhabi, now is the perfect time to start looking and doing some research.

Earlier this year, we reported that rent and property prices had dropped in Abu Dhabi’s most popular areas meaning you could get a reduction next time you renew your contract or better yet, upgrade your home for less.

So to get the best advice on all things property, we spoke to Katie Burnell, Head of Residential Sales & Leasing for Savills who answered some of the most burning questions on the subject right now.

What are the best value neighbourhoods to rent in Abu Dhabi right now?

If you want to live close to the city, Reem Island offers easy access to downtown Abu Dhabi, with a variety of build quality, types of apartment and price points, so tenants have an abundance of choice when looking for a new home. Developments on the island are offering multiple cheque payments ensuring convenient payment terms for Abu Dhabi residents. Raha Beach follows closely with a number of incentives being offered by landlords and developers, including rent free periods and multiple cheque payments, amongst others.

What trends are people looking for at the moment?

New developments which offer modern and light interiors are really popular. Floor plans which provide useable space, well maintained amenities and parking (or the benefit of additional parking) are key when selecting a property. Family villas in well-established communities with easy access to schools and facilities are always sought after. We find that tenants also place a lot of value in having reliable maintenance and prefer to have flexible payment terms.

What should renters be looking out for?

As an overall note, it’s important for tenants to look for well managed and maintained buildings, with professional management. Take some time to research prices in the area and ensure you are getting a competitive rate. Being able to easily contact your landlord provides additional reassurance too. When looking at contracts, pay close attention to the break clauses and maintenance responsibilities, as these are very important considerations.
